AS A FULL-SERVICE DESIGN FIRM

We’re here to make the process as easy as tell us what you want, and leave the rest to us.

THE TRUTH IS

Design is the most glamorous work on the outside, and the most unglamorous work on the inside.

When most clients come to me, they have no idea what the process of designing, remodeling, or building their home will look like — so here’s what to expect in a nutshell:

It’s going to look like unexpected complications, last-minute delays, and pushed-out timelines. It’s going to look a lot like plan A, a little like plan B, and sometimes even like plan C. It’s going to look like a million chaotic moving pieces, and one stable, reliable constant: me.

WITH MANDERLEY HOME

You don’t have to be afraid of the unexpected. When it happens, we’ll be there.

HOW IT WORKS

THE PROCESS BREAKDOWN

MEET AND GREET
We’ll start with a casual Zoom call to get to know each other! I’ll ask about your design style, your timeline, your budget, your biggest wishes and goals, and where you are in the construction process. Basically, the basics!

01

SITE VISIT
If we seem like a good fit, we’ll set up a paid site visit so our team can see what we’re working with! I’ll also ask you to share a Pinterest board of design inspo so I can see your vision in action and make sure our styles align.

02

BOOK & SIGN
Before you officially book, I’ll share a proposal with an itemized scope of work. Once you’ve approved that scope, you’ll receive a proposal with the cost breakdown. If all looks good, you’ll pay a retainer to secure your spot!

03

LAUNCH
Your launch date is when your project really kicks off! We’ll complete a site measure, an inventory assessment, a budget, and a timeline. We’ll also have an all-hands meeting with your general contractor so everybody knows each other.

04

CREATIVE DIRECTION
Finally, the real fun begins! And by real fun, I mean real decisions! We’ll dive deep into your photo inspiration, curate a mood board, and define the color palette of your new home. You’ll start to see a defined style & aesthetic quickly come to life.

05

DESIGN DEVELOPMENT
Once we have the ideas down, it’s time to make them happen. We’ll select FFE (that’s designer talk for furniture, fixtures, and equipment — think tile, cabinetry, stone, lighting, and appliances) and do a final floor plan edit. The big picture stuff!

06

PROCUREMENT & MANAGEMENT
Procurement (also known as Chaos Management) is when we purchase everything you’ve chosen. We’ll coordinate deliveries, communicate with your vendors, and oversee design implementation to ensure it all goes smoothly!

07

INSTALLATION & FINAL REVEAL
The last step is installation. We assemble and arrange your furniture, roll out your rugs, and hang your lighting fixtures, window treatments, and decor. You’ll walk in on reveal day ready to start life in your brand new home. Swoon away.

08

The Happy Ending

We’re here to give you that HGTV moment when we hit the lights on the chandelier, and your jaw drops to the floor.

It is not every construction company that can build a building from ground up and complete 80,000 sq. ft. of first class office improvement space in 13 months.

FAQ's

FREQUENTY ASKED QUESTIONS

We’ll work together deeply in our first meetings and during the design review, but once we have an agreed-upon vision, we’re able to run with it! As a full-service interior design firm, we handle everything that goes on behind the scenes with your architects, contractors, and vendors. And you’re always welcome to say “Surprise me!” — as long as you mean it!

Yes. Because we offer high-end design, we only accept clients with the following minimum budgets:
Custom home design: 2M
Full home remodels: 500k
Kitchen remodels: 175k
Primary bathroom remodels: 85k
Other rooms: 25k
Interior Furnishings: 25k

We work on a room-by-room basis, and fees are determined by the square footage of the room and the scope of work for the design. There are three separate charges for our service:

  1. Design Service Fee
  2. Ordering & Procurement of Furnishings Fee
  3. Furnishing Receipt & Delivery Fee (to be paid directly to the delivery company.)

We have a minimum project requirement of $25,000 for interior furnishings per project, and a minimum design service fee of $6,000 per project.

Pricing can vary by level of detail and product selection, but in general, you can expect to pay between $60-$100 per square foot for beautiful, high-quality home furniture.

We carry furniture at a variety of price points and would never propose an item that was not in line with your budget. Collaboration is the key to making sure your design is optimized and stunning!

We don’t make purchases from big box retail stores. We can’t wait to show you the other 90% of furniture we have special access to that is trade-only, customizable…and absolutely STUNNING! Many clients are comfortable blending and sourcing price points “between Pottery Barn and Restoration Hardware,” and trade-only furniture is generally comparable in price. This is where we “earn our keep” and can create the most amazing final look you wouldn’t have access to without a professional designer.

We love to find ways to integrate items that have special meaning or value to you. At the same time, some items will limit your design options. We will be forthright and honest in our opinion to you, giving you design options and discussing any limitations. We’ll always try to do our best to find ways to work with the items you have and create design strategies for a cohesive result.

Most projects take about 4-12 months to complete from first meeting to final delivery and styling. Occasionally, manufacturing delays combined with high demand for interior furniture can lead to long lead times and a lack of inventory. We highly encourage you to calculate potential delays in your project timeline.

We’ll do everything in our power to get your project completed in the fastest timeframe. What we won’t compromise on is quality. Pressure, birthdays, holidays, parties, and guests will unfortunately not speed up the process. We ask that you respect the timeline and avoid rushing the team as it won’t speed up the schedule. In the design world, patience is key.

First, we will assess where you are in the construction process, examine architectural plans, review permits, and understand projected timelines. In the beginning stages of projects, the typical construction design services we provide include:

  1. Redlining architectural floor plans for use of space, functionality, and optimizing design sight lines
  2. Assisting with general contractor bids to the proposed specifications
  3. Design, selection, administration, purchasing, receiving, and quality control of materials such as paint, tile, flooring, stone facades, slab countertops, cabinetry, appliances, plumbing, lighting, and any other details specific to your project.

Since every project is as unique as every client, the services needed and the hours required to complete them will vary widely. Therefore we bid each project individually. Our bid is comprised of a flat rate for design services and hourly packages for procurement and construction administration.

Yes! We have fostered great relationships with builders and architects in the Bay Area. It’s important to note that many builders and architects are booked out 6 months to 1 year in advance. We will do our best to recommend trusted professionals that are available sooner or are worth the wait.

The short answer is: yes. The success of construction projects is the result of putting together a good team of people. We are team players! But, the bottom line is, it is easier for us to work with our own chosen vendors to stay on schedule and on budget, and the end result of our work is stronger. We strongly recommend you use the vendors we have pre-vetted, including providers of tile, lighting, cabinetry, and plumbing fixture purchases.

I have limited availability for travel throughout the western US. Reach out to me to see if I’m available to come to your area!
